“Magkano po per sqm?” How builders can reply with a real ballpark, automatically
Price-shoppers and serious clients ask the same first question. Here’s how to answer it honestly in seconds, and book the serious ones for a site visit.
Why “PM sent” loses projects
Most firms answer “magkano per sqm?” with “PM sent” or “depends po on the design.” Both are honest. Both also send the client to the next firm that gives a number.
Clients asking per-sqm aren’t asking for a final quote. They want to know if they’re in the right range before they spend time on a meeting.
Set your ranges by finish level
Write down a low and high per-sqm price for each finish level you build. For example:
- Basic finish: your low and high per sqm
- Standard finish: your low and high per sqm
- High-end finish: your low and high per sqm
- Renovation and fit-out: per sqm or per job, if you price them differently
Multiply by the floor area the client gives, and reply with the range. Always add one line: the final price comes after a site visit and design. That keeps you honest and sets up the next step.
Ask what your estimator would ask
A ballpark buys you the right to ask a few questions. These tell you who’s serious:
- Where is the lot?
- Do you already own it?
- Do you have plans or permits yet?
- What’s your budget range?
- When do you want to start?
Score the lead, then book the visit
A client with a lot, a budget and a timeline is hot. Someone just comparing prices is cold. Your team should call the hot ones first.
For the hot ones, don’t end with “we’ll contact you.” Offer two real slots for a site visit and book one in the chat. Tell them what to bring: the lot title, any sketches, and reference photos.
Keep warm leads from going cold
Construction clients take months to decide. Check in after the quote, after the site visit, and before rainy season. A short, polite message is enough to stay first in line.
Where AkoNaPo fits
AkoNaPo does all of this in Messenger and Instagram, using only the ranges you set. It never makes up a number, and it hands the chat to your team when a client wants to talk to a person.
